Question

Does REALTOR know the % of how long it takes for and FSBO to Realtor selling house?
I know there is a % like it sells 80% faster than if you are selling it on your own does anyone know the percentage that is; I know its really high thanks

You question is muddled. I believe you mean that it takes Realtors LESS time to sell a property and retain a higher price ratio between listing and final sale price. In my area, during 3rd Qtr 2007, Realtors retained 97% of the original listing price as compared to 86% for FSBO's but this information is localized to the extreme (one county in PA). Days on market were not tracked for FSBO's. Realtor DOM average was 54days during the timeframe above. Your area will likely be different unless you and I are neighbors. Research the market stats

These are the stats I've found, but they vary from market to market: __In a very healthy market, FSBO homes actually sell only about 3 weeks sooner than Agent listed houses. However, now the bad news for FSBOs: __In the current (buyer's) market, FSBO selling is high risk. Why? FSBOs normally tend to be less "flexible" on the selling price than those working with an agent. In this type of market, FSBO homes actually sell slower than agent listed properties. __Agents tend to have more data to establish a real, fair market value of the home using comps. Web data available to the general public is not always up to date or accurate. __Agents have access to a bigger buyer "pool" potentially. __FSBO homes still sell for around 16% lower price than those listed with agents, so saving the agent's "cut" may not always pay off. Any meaningful data on this would be very hard to come by. If you think about it, Realtors keep real good records about how long a house is on the market, how much it was listed for, and how much it sold for... Any seller that is not represented, that is attempting to sell it themselves without any representation, is likely to walk out one day and stick a sign in their yard. They pull it out of the yard and put it back several times. No one is keeping track of how long they try and sell it, or how much they first asked for it, or anything. If you look at any FSBO website you will find the data often out of date and not kept corrected. No one is paid to make sure it is correct. The seller is not concerned about reporting it sold or reporting when he lists it with an agent or when he changes his price or terms.

I agree that these statistics are going to reflect regional trends. In my area, 86% of the sales were listed with a Realtor. Average Days On Market for an agent listing is 124, for a FSBO it is about 220. Realtors receive 17% more for a home than FSBO. In my area, the vast majority of FSBO homes are overpriced. They either have had a past bad experience with a Realtor, cannot afford a Realtor, or do not have the information available to do an accurate assessment of value.

The data is VERY HARD to come by. Think about it. FSBO sellers and buyers are trying to avoid Realtors. Unless they all show up at the local board of Realtors after their sales and enter their data, we really don't know what it was. Also, many Realtors lie. In San Antonio, it's against MLS rules to "expire" a tired listing, just to re-list it as "new"... but agents do it ALOT. This way, the days on market prior to sale are under reported on many listings. Statistics can say whatever you want them to. List with a good Realtor, so you don't get taken by someone, so there's some degree of safety (who is actually entering your home) and so the legal aspects are covered and you don't get sued.
