What can I do to my home to increase my real estate appraisal value?
I want to enter into the world of real estate. At the current moment, I am looking into foreclosed homes, and want to learn ways to increase the property value of my home.
Any suggestions?

Expand the home and include another bedroom or bathroom, update the windows, roof, exterior, add a pool, new appliances. These updates will add money to the value of a home, but be careful to make sure that you will do updates that will get you the most return on the money. Good Luck!

Updated kitchens and bathrooms give the best bang for your buck.New carpet or hardwood also improves the value.Pools do not add to the value and can actually decrease the value of the home.Make the home welcoming and appear to be new.Paint with neutral colors and use neutral carpet.

Invest in your bathrooms and kitchen! These are the areas where you will get your turn around in your investments. Buyers generally go for granite countertops, new stainless steel appliances, deep jacuzzi tubs and lots of eye catching stuff. Plus, add modern lighting by installing canned lights or recessed lighting which provides soft and warm lighting. You can add additional square footage, but, beware that it can be very time consuming and costly!

This is a hard time for Real Estate sales. In my area, home prices are coming down and investing money in your home is not a good idea. If the kitchen and baths need to be redone, by all means do that but it is an expense you may not be able to recoup. Visit open house properties in your area to see what is on the market and the condition of them. If they are all move in ready, then you will have to make your house the same to be able to sell in this competitive market. Also watch a few TV shows that deal in restoring, repairing and updating home to sell. HGTV is a good choice.

Short of having an affair w/ the appraiser, you can perform renovations to the property. The money makers are usually the kitchen, the master bathroom, addition of bathrooms, landscaping/outdoor areas, finishing the basement and general improvement of the houses interior and exterior aesthetic.
