real estate appraisal topic needed for paper?

I need to write a college term paper on a real estate appraisal topic. This is for a real estate appraisal class, so it can't be anything too simple. I have a few ideas, but it seems to either be too simple or not enough info available. Could you suggest a topic that would impress a college professor who also happens to have his appraisers license?

Could anyone tell me how to get into real estate appraisal?

I was wondering how you get a licence for appraisal in Iowa. Im also not sure what is the best school to go through to get a licence. Are there only online schools for this career? Also if anyone is a real estate appraser any information would help me, including what school you went to, was it hard, and how long it took to get your licence. Thanks!

After 25 years as a class B operator, I would like to train to become a real estate appraiser. I know the training will take app. 6 months, but how long can I expect to wait before I begin to make money?

Can you explain the different levels of Real Estate Appraisal?

I found this information on The Appraisal Foundation website, but it doesn't explain the real differences between - Licensed Residential (2,000 hrs) - Certified Residential (2,500 hrs) - Certified General (3,000 hrs) If I'm a Licensed Residential Appraiser, how does that differ (aside from the hours) from being a Certified General Appraiser? Thank you.

i need help getting a apprentice job in order to get my real estate appraisal license in New Jersey. any help?

I've completed the neccessary courses to be an apprentice, but cannot find any Certified Appraisers that will take me on as an apprentice. I need to get my hours in order to qualify for a Real estate Appraisal License. The state agency in charge of the field wont even provide info as to who is qualified to mentor! I feel stuck and helpless...anyone know how to overcome this hurdle? or any tips as to where to find assistance? i'm in New Jersey and i hear this is a tough state to get into the Appraisal business. Help!!

do real estate appraisal trainees usually ride shotgun in the appraisers car?

just wondering if an appraiser lets his trainee ride shotgun, or has him or her follow behind in their own car. Also, if you are training under an appraiser who works for an appraisal company, do you spend time at the office of the appraiser, or is your trainee business strictly with your appraiser?

A customer issued a stop payment on a real estate appraisal. What can be done to enforce payment?

A customer requests an appraisal. The customer feels that his house is worth $650,000. an appraisal provided by a state Certified Appraiser indicated that the property was only valued a $450,000. The customer paid for the appraisal at time of inspection. After the customer was informed that the property didn't appraise at $650,000, he had his bank stop payment on the check. Where do I go from here?
