in the UK, the mortgage provider either charges a subsidised rate or free, depending on the lender or product. you can get a free valuation by calling up an local estate agent and 'pretend' you want to sell up.

It depends if you're talking about an appraisal or a CMA (Comparative Market Analysis). CMAs are done by local real estate agents and they provide them for free as part of their service to try to get you to list your home for sale with them. Appraisals are done by licensed appraisers. Where I live they typically charge about $250-$350 for most properties. The process is the same as a CMA, comparing your property to similar properties that have recently sold. The difference is like comparing a doctor's opinion to a nurse's opinion. Both are valid, both have expertise. One is just recognized as a higher authority.

I am a certified real estate appraiser in the state of Arizona. For a single family residence, most appraisers in AZ charge around $350 for a "full appraisal" or Uniform Residential Appraisal Report which can be used for mortgage lending purposes or a general purpose appraisal which is essentially the same, but can be used for litigation, estate purposes or private valuations. This standard appraisal would include an interior/exterior inspection of the property with measurements. Additional fees often apply for high-end residences as the inspection and valuation process is more complex or for investment properties as additional forms are required for rental and operating expense analysis.
