online property valuation guide?
are there any websites that would allow me to enter the details of my property and get a rough estimate of what it is worth without having to have any contact with an advisor?

There are several websites which allow you to search particular areas for recent actual house prices at the point of sale. They use data from the Land Registry to populate their databases. One of the free ones (you'll still need to register though) is at www.upmystreet.com which looks back over the previous quarter's house sales for any UK postcode. If I were you, I'd see who's sold a house like yours in the vicinity and use that as a guide. Bear in mind that the market will have moved on in the past three months, probably upwards these days, and the price may be a little better.

You woulnd't be able to get a rough guide to your own property without someone having a look at the property as there's so much to take into consideration. I could recommend you take a look at the following website (free registration and use) to view other properties that have sold in your area. The only problem is, it's quite addictive (like Answers!) and you'll be looking at all your friend's property sales etc. www.mypropertyspy.co.uk
