My property valuation is incorrect?
I purchased a 3bed semi 3yrs ago & the valuation report identified the property being constructed of bricks & render. The property is up for sale now & have had a lot of interest. Within 2wks I agreed an offer by an investor as I wanted a quick sale. When he had his survey it came to light that the property is in fact a Wimpey No fines concrete build NOT brick. My buyer pulled out of the sale as his mortgage lender does not mortgage concrete buildings. I am now having problems finding a buyer willing to pay the same amount as my original buyer. Has anyone had a similar experience or can someone advise if it is possible to be compensated by the surveyors that originally did the valuation report as if I do take up the offer made by new interested parties it would be £3-5k less than the original sale price & I will have also accrued extra mortgage payments due to the inconvenience of putting the property back on the market.

Property Valuation Fee Service?
I am a Real Estate Appraiser and I am thinking of starting a company where I would e-mail subscribers sales of properties in their neighborhood for a small fee. If there was a company that did this would you subscribe? My target market would be "For sale by owner" clients and also buyers that were interested in making an offer on a property. It would include all sales of properties in the neighborhood for a specificied amount of time.

What is involved in a property valuation (of a leased flat in the UK)?
We just received a letter from our rental company that our flat (and all the others in our building - about 10) will be having a property valuation tomorrow between a two-hour window. What does this process involve? How long will they be here and what will they do? We are pretty annoyed about it, even though we will both be home tomorrow. The times are very inconvenient (we're both on a night schedule and would usually be asleep when they're scheduled to come, but we aren't able to reschedule). Shouldn't they do this type of thing BEFORE renters are present? Is this normal?

Property Valuation for Lifetime Mortgage ?
Almost 6 months ago I applied to Prudential for a Lifetime Mortgage. A valuation took place, an offer made and accepted by me on the basis of that valuation. There have been protracted technical queries over precise descriptions of the property and my purchase of the freehold, which have taken so much time. A fortnight ago I was given a funds would be released date of mid August, then when that was overdue the lender's solicitors demanded a fresh Land Registry search. All is now sorted out but the insurers' solicitors will not give a date to release the funds to me. As the valuation is almost 6 months old and of course the house has dropped in value during that time, I wonder whether that valuation might be due to expire and the insurers are dragging their feet over this hoping to demand a fresh valuation? Can anyone advise whether they have a right to do this please?
