I'm a 1st time res house buyer in Pittsburgh, PA, who wants to know what the appreciation rate has been: 1-5yr

I'm planning to buy a house in Pittsburgh/surrounding areas (Allegheny County), but not planning to live in Pgh for longer than 5 yrs. Thus, I would like to buy a house in an area of Pgh that has potential for appreciation. As such, I wanted to do some research on what the appreciation rate has been during the past year (hopefully by area) and 5 year comparison.

House buyer survey query, anyone experienced?

I have had my house on the market for a while. In February I got a buyer, but his surveyor spotted a settlement problem with an extension and wouldn't value it for mortgage unless I had a structural survey done on one wall. This cost me £360, and he found a problem with the extension roof caused by the fact that the original builder of this extension had not properly bonded the purlins to the main building, and maybe also the proximity of a tree to the extension ( the extension consists of an attached garage with bedroom over it. I had the roof repaired and tree removed by proper tradesmen, and have their receipts, the whole lot came to about £800 so it wasn't a massive job, but the buyer changed his mind and pulled out anyway. Now I have another buyer, and I am worried that his surveyor may say something to put him off, even though the problem is fixed. If the same surveyor comes, they may just go into their files and repeat what they wrote in the last report. What should I do?

Selling house, buyer's inspector stated roof leaking - buyer walked, professional roofer disagrees-can I sue?

I had an offer on my home and the contract was ratified. The buyer had seven days to conduct a home inspection. They did and the home inspector made several damaging statements that turned out to be wrong. Most significantly the inspector stated my roof was leaking in four spots and had mold and moisture damage on the sheathing. A week later, a professional roofer inspected the roof and found no damage. Although the roofer did state the roof needed replaced (shingles) - but there was no leaks. The same inspector also stated that the electrical installation of our split HVAC system was faulty and a fire hazard. We had this professionaly installed and have a statment stating that it was wired to code. The buyer stated in their release statement the reason was unsatisfactory home inspection. My question is can I/should I sue/seek settlement with the home inspector's company in that by my calculation their employee's lack of professionalism cost me the deal?

I'm a first time UK house buyer how much should I offer on 120k flat? ?

The flat is new on the market at £120k (modern 1 bedroom, open plan living room, roof terrace) in Brighton. Seems cheap already but considering the current climate what is the lowest I could reasonably offer? I'm renting at present so have nothing to lose if I don't buy this flat.
